When buying real estate in Montenegro, there are various additional costs that buyers should take into account when planning their budget:

• Land transfer tax: The tax is progressive and amounts to between 3 % and 5 % of the purchase price, depending on the property and the region. It is due immediately after the contract is signed.
• Notary fees: These amount to around 0.5% of the purchase price and cover the notarization and legal review of the purchase contract.
• Translation costs: Official documents that need to be translated into Montenegrin may incur additional fees.
• Brokerage fees: Typically, the costs are between 2% and 5% of the purchase price, depending on the projects and the broker engaged.

The purchase process in Montenegro is clearly structured and usually completed within four to six weeks.

1. Once your property has been selected, the purchase contract is notarized by a notary.
2. The property is then entered in the land register – a process that takes two to three weeks.
